What is Myles Advisors?

Start, scale, and exit with confidence. Myles Advisors provides expert real estate, appraisal, and consulting for retail, construction, and manufacturing.

What is Strategic Site Selection?

At Myles Advisors, strategic site selection is a business decision—not just a real estate exercise. We help brands place themselves in locations that support revenue growth, operational efficiency, and long-term enterprise value. The right site compounds success. The wrong one quietly limits it.

Why does location matter at this level?

Every customer interaction, fixed cost, and brand impression flows through the location. A superior site strengthens unit economics, lowers customer acquisition costs, enhances brand perception, and preserves optionality for future growth or exit.

How does Myles Advisors evaluate retail locations?

Our process goes beyond surface-level metrics. We focus on:  Customer behavior, not just demographics  Traffic quality, access, and visibility  Competitive positioning and adjacency  True all-in occupancy economics  Zoning, use flexibility, and constraints  Long-term market and infrastructure trends Each site is evaluated through both an operator and investor lens.

How do you determine if a market can support the concept?

We underwrite the market the way an investor would underwrite an acquisition. This includes assessing trade-area demand, competitive intensity, pricing power, labor dynamics, and scalability. Our objective is clarity—before capital is committed.

Do you assist with lease strategy and negotiations?

Yes. This is where risk is either controlled or transferred. We structure leases to protect downside risk while preserving upside through thoughtful economics, tenant improvement strategy, renewal rights, exit flexibility, and long-term control points.

Should we lease or pursue ownership?

There is no universal answer. The right decision depends on capital deployment strategy, growth horizon, and balance-sheet objectives. We evaluate both paths and advise based on strategic leverage—not short-term savings.

How long does the site selection process take?

Timelines vary by market and objective, but strong decisions follow a disciplined sequence:  Market and concept underwriting  Targeted site identification  Shortlisting and tour coordination  Negotiation and due diligence Rushed decisions create long-term friction. Precision creates durability.

Do you work with expanding or multi-location brands?

Yes. We help growing brands define repeatable site criteria that support consistent performance across markets while avoiding overexposure or dilution.

Can you identify off-market opportunities?

Frequently. Many of the most strategic opportunities never reach public listings. Through market relationships and direct outreach, we uncover and secure sites others miss.

What types of retail concepts do you work with?

Myles Advisors advises select operators across:  Food & beverage  Fitness and wellness  Service-based retail  Specialty and boutique concepts  Industrial-retail and mixed-use formats We work best with brands that value precision over volume.

How are engagements structured?

Engagements are structured to align incentives and outcomes. Depending on scope, this may include advisory fees, brokerage commissions, or a hybrid approach. Expectations are clear before work begins.

When should we engage Myles Advisors?

Before urgency dictates decisions. Engaging early increases leverage, improves deal quality, and prevents costly compromises that limit long-term performance.
